Foreign Buyers are key to Property Market in Spain

Foreign buyers are still key to the property market in Spain, and in fact, as a whole, the sector has seen good results. Between January and June of this year, despite the obvious problems, some 15,930 homes in the Alicante province were purchased by foreigners, almost twice as many as in the same period last year and 40% more than those recorded in the first half of 2019, according to data provided by the Notarial Association of Valencia.

UK citizens remain the most numerous among foreign home buyers on the Costa Blanca. Thus, in the first half of the year, they carried out 2,372 transactions, according to data from the Notarial College, more than double last year and 10% more than in 2019, before the pandemic and the entry into force of Brexit itself.

The Osborne Bull at Alenda Golf

The Osborne Bull

The Osborne bull (in Spanish: Toro de Osborne) is a 14-meter (46 ft) high black silhouetted image of a bull in semi-profile, and is regarded as the unofficial national symbol of Spain. The bull was created in 1956 by Manolo Prieto.

Nowadays the conservation of the bulls is handled by the family of Félix Tejada.

The Osborne sherry company erected large images of bulls starting in 1956 to advertise their ‘Brandy de Jerez’. The images were black advertising boards located near major roads throughout Spain. The original image was smaller and slightly different in design.

The current larger image was created to comply with a law that prohibited advertising within 150 meters of a road.

In 1994 a law was passed prohibiting all roadside advertising, and the bulls were therefore to be removed.

By this time the signs were nationally renowned, so although some campaigners wished them completely removed to fully comply with the intent of the law, public response resulted in the signs being retained, but completely blacked out to remove all reference to the original advertisers. The Court eventually allowed these signs to remain on the grounds that they have become a part of the landscape and have “aesthetic or cultural significance”, thus turning the bulls into public domain images.

There are 91 Bulls spread around Spain below you will see where they are located – there is one overlooking Alenda Golf.

The image of the bull is now displayed in stickers, key rings and the like. Also, in sports events where a Spanish team or individual take part, the bull is embedded by supporters in the Flag of Spain in the manner of a coat of arms.

Spanish properties in demand by Brits

Spain has soared in demand from UK property buyers and is now at its highest level in four years.

Rightmove suggests that the number of buyer enquiries for a home in Spain was up 36 per cent in April this year compared to a year earlier.

They also added that Spanish property purchases by UK citizens in the first three months of this year were the highest since 2018 and up 16 per cent on 2019, the year before the pandemic.

It said that new data from the Spanish Registrars – the Spanish equivalent of the Land Registry – shows that the number of British buyer transactions in Spain is at its highest level since 2018.

The number of transactions from British buyers in Spain in the first three months of the year was 73 per cent higher than the same period last year, and 16 per cent higher than the same period in pre-pandemic 2019 – statistics by Rightmove.

British buyers continue to be the biggest overseas market for Spain, accounting for 12 per cent of foreign transactions at the beginning of this year

There are more British buyers enquiring on properties of more than €500,000 to obtain their ‘Golden Visa’, allowing them to reside in Spain which wasn’t necessary pre-Brexit.’

The so-called Golden Visa is a residence visa for non-EU citizens who invest in property in Spain costing at least €500,000.

Additionally there is a non-lucrative visa which allows Britons to stay in Spain for longer than 90 days without working.. However, they must have sufficient financial means to support themselves.

  1. Make sure that your property is well-maintained and that it is clean and tidy. This will make it easier for viewers to imagine themselves living in the home.
  2. Declutter and depersonalize your property by removing any excess furniture and personal items. This will allow viewers to focus on the home’s features and not be distracted by unnecessary items.

Top tips for first-time buyers

Kiruna HILLS Residencial Alenda Golf Pool

Kiruna HILLS Residencial Alenda Golf Pool

A leading Spanish home builder has drawn on its 60-plus years of experience to provide information and advice to those who are purchasing property abroad for the first time.

“Deciding to buy a home in another country can be hugely exciting but also rather daunting. There are plenty of unknowns involved, from legal processes and unexpected costs to administrative requirements. But a detailed, methodical approach can ensure you buy safely while still enjoying the process – as well as the outcome,” Marc Pritchard, sales and marketing director of Taylor Wimpey España, said.

The firm’s first piece of advice is to buy through a reputable agent/developer with a long and unblemished track record, advice that is echoed by the team at Property Guides, whose Spain Buying Guide lists ‘a trustworthy estate agent and a good, specialist lawyer’ as ‘absolute non-negotiables’.

The company also recommends that purchasers should seek clarity on the buying process and legal timetable at an early stage.

“It’s essential to understand the legal hoops you need to jump through in order to buy a property abroad. That includes any parts of the process that will require your physical presence in the country in which you’re buying – although thankfully so much can be done digitally these days,” Pritchard explained.

“Being clear from the outset on what’s involved and what the timescales are can cut out a vast amount of unnecessary stress further down the line.”

It’s also important, Pritchard said, to not make assumptions, especially when it comes to a home’s intended use.

Many countries and regions have restrictions around renting out holiday properties, meaning that those who plan to buy a second home and then rent it out when not in use need to do their homework.

Local rental licence requirements also warrant careful investigation, Pritchard warns. And, with the UK having left the EU, so do visa requirements and restrictions.

“Another tip from Property Guides is to lock in your currency exchange rate as soon as you are certain you are buying, using a Forward Contract,” Pritchard added. “By doing so, you don’t leave yourself exposed to the risk of exchange rate volatility making the property more expensive by the time you sign on the dotted line.”

Finally, the Taylor Wimpey España team points out that buying a second home overseas is about more than your four walls.

“Don’t forget about all those things that make a house a home. That means planning for big ticket items like furniture, both from a cost perspective and in terms of practical arrangements. Again, this is something that can be fun when you’re organised or a pain if you leave it to the last minute!” Pritchard concluded.

Tour operators returning to Costa Blanca

The confidence that many British tour operators have with the Costa Blanca seems to be returning. As reported by Turisme de la Comunitat Valenciana, following a meeting at Fitur, states that the UK company, Jet2.com, has confirmed that it plans to triple the number of seats in 2022 compared to those that were available in last year. The commitment will see passenger numbers increase from 180,000 to 460,000.

This would bring them much closer to pre pandemic levels, as in 2019, during the tourism boom,  the airline had 670,000 travellers.

Turisme highlights the importance of such forecasts, which denote that the demand and confidence in the Costa Blanca is beginning to return.

This was confirmed by the regional secretary of Tourism, Francesc Colomer, who said on Monday that “as soon as sanitary conditions allow, and the omicrom situation improves, international demand will return to the Costa Blanca.”

He said that the United Kingdom is slightly ahead of the rest of Europe, and have already begun to remove many of the restrictions imposed until now to avoid contagion, which will allow greater mobility among tourists.

One main problem, though, which is one of the sector’s requests to the Spanish government: the relaxation of measures for minors, coming from countries where they are not yet included in the national programs for second vaccinations or boosters. Hoteliers too demand this exception so that families with children are not prevented from taking their holidays in Spain

Renting in Murcia soared by 6.4% last year

The price of renting a home in the Region of Murcia soared by 6.4% last year, reaching 7.17 euros/m2 per month in December.

This is the third highest increase in all of Spain behind the Balearic Islands and La Rioja, which have both registered a jump of 6.5%.

By province, the annual increase registered in the Region occupies the eleventh position after Huelva, León, Badajoz, Alicante, Málaga, Palencia, Castellón, Almería, the Balearic Islands and La Rioja, while by capitals, Murcia is in ninth place, with an increase in 2021 of 7.40% and a price of 7.40 euros/m2.

The Region of Murcia isn’t alone in this phenomenon, however, as the average price of rentals has increased in 13 of the 17 autonomous communities in Spain. Despite skyrocketing inflation, none have risen by more than 10%, and Andalucía has seen the most modest boost at just 0.1%, followed by Catalonia (0.4%),

Aragón (1.6%) and the Canary Islands (2.4%).

Interestingly, in four communities, which reported double digit annual increases until recently, the rental prices actually dropped in 2021: Madrid (-3.4%), Navarra (-1.7%), Castilla-La Mancha (-1%) and the Basque Country (0.4%).

Overall in Spain last year, Catalonia was the most expensive place to rent a house or apartment, with each square metre costing a whopping 14.06 euros per month, knocking Madrid into second position with 13.62 euros.

Alenda Golf | The Perfect Home Investment

Alenda Golf is a beautiful urbanisation of frontline golf villas, townhouses and apartments which are all located around the tranquil area of the Alenda Golf Course.

Alenda Golf has a very modern and stunning clubhouse with covered parking, a fully stocked pro shop, a 25 space covered driving range, putting greens, and par three practice area, a tapas bar restaurant, Olympic style gym with spinning, and a Pilates studio.

In addition, there are two paddle tennis courts and great mountain biking and hiking routes.

If you like biking the local area has routes for all levels of rider. In September 2019 the Vuelta chose to ride through the local area at incredible speed, quite an event. The Vuelta de Espana is expected to pass through Elche on its way to Alicante in August 2022.

There is a large, covered terrace which is perfect for all day dining, the terraces are either surrounded by the spectacular Sierra de las Aguilas Mountains, or the stunning views over the golf course down towards the nearby sea and Alicante.

The local supermarket has everything one could need, including many well-known European brands and specialties.

There is a private bilingual Spanish/English school, the Colegio San Alberto Magno teaching all educational levels from infant, through primary to High School.

The Alenda Golf Course is a superb undulating 18-holes that is superbly maintained all year round and has a separate pitch & putt practice area.

Designed by Roland Favrat and opened in 1999, the course has matured, is well planned, and provides a relatively quick round as all the holes and tees are linked together with short distances between tees.

The first nine holes are medium length, on wide fairways, but still, require accuracy rather than strength. For the backside concentration is needed, on this technical part of the course accuracy is more important than your ability to hit it long.

Take particular care at the tricky 16th and be careful where you drive your ball on the last a feature hole. Many a match has been lost with water down the left, an elevated green that makes everything hit short run down the hill away from the hole.

The course offers a scenic view across the mountains with all fairways being lined by both ancient olive and palm trees.

There are another 4 golf courses nearby, such as the El Plantio Golf Club, Alicante Golf which was designed by Severiano Ballesteros, Bonalba Golf, and the Font del Llop Golf Club, all close to Alenda Golf.

The property at Alenda Golf is located around the course in peaceful areas and close to the mountains which provides beautiful views.

The mountains of Sierra de las Águilas and Sierra del Cid offer a stunning backdrop and allow residents to enjoy the breathtaking views, spectacular biking routes, nature walks across the mountain range, and watching eagles swoop around the mountains.

The Alenda Golf urbanisation, is just 15 minutes from the livelier beachfront nightlife in Alicante, with its beautiful Marina, narrow streets and outstanding shopping.

Elche, with its famous palm grove, which is now included on the World Heritage list, is just 10 minutes away, a great place to stroll its narrow streets and take tapas in its many restaurants that are spread through the city.

The historical village of Monforte del Cid is within 10 minutes of Alenda Golf and offers a selection of local amenities.

Alicante International Airport is within 15 minutes of Alenda Golf, it has an average of 11 million visitors a year with direct low cost flights to most of the European capitals.

The Euromed high speed train has regular links with Barcelona and Valencia.  There is also a high-speed train link from Madrid to Alicante taking just two and a half hours.

Alicante ports are included on the Mediterranean cruising ships’ circuit, and there are ships that ferry to the Balearics.

There is also an easily accessible road network, with the A7 motorway connecting the Alenda Golf to the rest of Spain, France and on to Europe.

Thanks to the lovely year-round climate and amazing facilities, the Costa Blanca is a perfect area to not only play golf but also invest in a golf property for living, renting, or long holidays.

Alenda Golf the perfect place to invest.
