Spain’s tourism minister is putting pressure on Brussels to allow UK holidaymakers to stay longer

Tough post-Brexit travel restrictions mean that UK citizens are severely limited in the amount of time they can spend in Spain, a factor which is proving detrimental to the Spanish tourism sector.

An EU-wide rule states that holidaymakers from Britain can only remain in Spain for 90 days in every 180: bad news for second home owners as well as the local economy, which relies heavily on UK visitors.

Property Sales Increase by 16% in Valencia Region

Figures released this week show that the sale of real estate in the Valencian Community grew by 16% in November compared to the same month of 2020, the third autonomous region with the highest increase after Andalusia and Catalonia, while total mortgages rose 7.2%.

Throughout Spain, 93,178 real estate sales were registered in November, according to the data released by the College of Property and Mercantile Registrars.

Due to the effects of the pandemic on the national economy, the College of Registrars has offered a preview of the Real Estate Registry Statistics for the fourth quarter of 2021, which reveals that the sale of all types of properties across Valencia grew in November by 16,1%, compared to the same month of the previous year, although the figure is two and a half points lower than the national average (+18.7%).

In total, 13,234 transactions were registered in Valencia, compared to the 11,399 transactions registered in November 2020, a period in which real estate activity was affected by the confinement.

If we make the comparison with November 2019 (the year before the pandemic), the growth is however higher (+28%), exceeding the national average (+25%) by three points, according to the figures from the College of Registrars.

The total data places the Valencian Community in third place in a number of operations behind only Andalusia (19,047) and Catalonia (13,300), surpassing the Community of Madrid by almost 3,500 operations, and with respect to November 2020, all the autonomies present increases except Navarra.

As for mortgages, their behaviour during the month of November is similar in terms of their evolution to that indicated for purchases and sales, although slightly lower.

Thus, the number of total mortgages in the Valencian Community through their registration during the month of November shows a growth of 7.2% in relation to November 2020 and of 12.2% if we compare it with the same month of year 2019.

In any of the cases, the growth is lower than the average registered in all Spain, with all the regions in positive with the exception of the Canary Islands.

In total numbers (5,452 operations), the Valencian Community is fourth after Andalusia, Madrid and Catalonia.

At the national level, it goes from 38,474 mortgages on all types of properties (November 2020) to 47,449 in November 2021.

In reference to mortgages exclusively on homes, Valencia recorded 3,835 transactions compared to 2,999 in November 2019 (+27.9%) and 3,442 in November 2020 (+11.4%). Of these, there were 1,471 in Alicante, 329 in Castellón, and 1,642 in Valencia, concludes the report.

The sale of homes rose 26.7% in the Valencia region in November in relation to the same month of 2020, to add 7,529 operations, as reported this Thursday by the National Institute of Statistics (INE).

As for the total number of rural plots transferred in the records of the autonomy, they were 26,345 in November, which represents an annual increase of 19%.

Meanwhile, in Spain as a whole, the sale of homes soared 24.4% year-on-year, to add 49,895 operations in November, its highest figure in this month since 2007, when it exceeded 56,000 transactions.

With the interannual advance of November 2021, the sale of homes has chained nine consecutive months of positive rates after the increases of 32.4% and 65.9% registered in March and April, respectively, of 107.6% in May, 73.5% in June, 53.5% in July, 57.9% in August, 40.6% in September and 22.2% in October.

The year-on-year rise in home sales in November was a consequence of the increase in operations on new homes, which grew by 30.5%, to 10,341 operations, as well as the increase in the sale of used flats by 22.9%, up to 39,554 transactions.

In monthly terms (November 2021 over October of the same year), the sale of homes increased by 7.9%, its greatest advance in a month of November since 2017.

In the first eleven months of last year, the sale of homes accumulated a rise of 34.7%, with increases of 38.4% in operations on new homes and 33.8% in the case of second-hand.

In November, the highest number of Spanish property sales per 100,000 inhabitants occurred in Comunitat Valenciana (188), La Rioja (186) and Cantabria (169).

In absolute values, Andalusia was the region that carried out the most home transactions during the penultimate month of last year, with 11,075 purchases, followed by Comunitat Valenciana (7,529), Cataluña (7,431) and Madrid (6,094).

Britons flock to Spain to buy second homes

As demand for vacation homes in the sun soars, Britons are flocking to Spain to buy second homes.

Taylor Wimpey, a housebuilder, has reported “excellent” results for 2021, citing rising demand in Spain.

The developer expects strong demand for homes in 2021, thanks to low mortgage rates and the stamp duty holiday.

The relaxation of travel restrictions in Spain has resulted in a surge in prospective buyers looking for a second home in the sun.

According to Taylor Wimpey, demand has increased, particularly in the second half of 2021, and the company is now planning to increase construction as property prices in the country rise.

Taylor Wimpey completed 215 homes in 2021, with an average selling price of £348,000 (€417,000), up from 190 in 2020, when the average selling price was £313,000 (€375,000).

Its order book stood at 324 homes at the end of 2021.

The company’s Spanish arm recently announced that some months in the second half of 2021 saw reservation numbers unprecedented in the 64 years the company has been building in Spain.

With Taylor Wimpey ramping up production, demand in the UK has remained high.

In 2021, home completions in the United Kingdom increased by 47%, with 18% of new homes being affordable.

During this time, average selling prices increased by 3%, fully offsetting rising construction costs, according to the firms.

However, this is still less than the increase in house prices in many parts of the country, with the UK House Price Index indicating a 10.2 percent increase nationally in 2021.

Pete Redfern, Taylor Wimpey’s Chief Executive, stated, “Looking ahead, we are well positioned to deliver against our targets.”

“The future looks bright, and Taylor Wimpey is in a particularly strong position.”

“Over the long term, we remain laser-focused on delivering sustainable growth, strong profitability, and increased cash returns to shareholders.”

The company is now looking to return cash to shareholders, possibly through a share buyback, in which it would buy its own shares and increase the value of those still held by investors.

A tougher Government stance on the cladding crisis has presented a recent challenge to UK housebuilders, with Housing Secretary Michael Gove warning developers that they will have to pay to fix issues.

Mr Gove has set a deadline of early March for the industry to agree on a fully-funded plan to repair the unsafe cladding on the affected buildings.

Taylor Wimpey said in a trading statement.

To buy any property in Spain you will need an NIE number which must be applied for in person at an appropriate police station.

It only takes max an hour to do this and your NIE number is issued a few days later (certificate).

This can be collected by someone else and doesn´t have to be collected by you

You will need a bank account in Spain to pay things like community fees, electric and general expenses etc

It is recommended that buyers retain a lawyer to assist with the purchase.

If you wish you can give your lawyer Power of Attorney to act on your behalf so you wouldn´t have to fly over just to complete the purchase.

This is simple to arrange and costs about 100 euros.

When you wish to make an offer on a property you will normally be asked to pay a 3000-6000 euro deposit for re-sales and 6000 for a new property.

If your offer is accepted by the vendor then this deposit becomes non-refundable and is considered part payment towards the full purchase price.

If you need a mortgage, then the offer can be made subject to mortgage approval.

This normally gives you 2-3 weeks with the property reserved to try and arrange a mortgage.

In this case the deposit only becomes non-refundable when you have a mortgage offer – for that reason vendors only usually give a couple of weeks to organise a mortgage as they have no guarantee that the sale will go through until your mortgage is approved.

If completion is to take place quickly (4-6 weeks) then usually the rest of the money is paid on completion.

If the completion is to be delayed longer than this then the vendors usually ask for the 3000 or 6000 deposit to be made up to 10% of the purchase price and the rest paid on completion.

The Osborne Bull Overlooks Alenda Golf

The Osborne bull (in Spanish: Toro de Osborne) is a 14-meter (46 ft) high black silhouetted image of a bull in semi-profile, and is regarded as the unofficial national symbol of Spain. The bull was created in 1956 by Manolo Prieto.

Nowadays the conservation of the bulls is handled by the family of Félix Tejada.

The Osborne sherry company erected large images of bulls starting in 1956 to advertise their ‘Brandy de Jerez’. The images were black advertising boards located near major roads throughout Spain. The original image was smaller and slightly different in design.

The current larger image was created to comply with a law that prohibited advertising within 150 meters of a road.

In 1994 a law was passed prohibiting all roadside advertising, and the bulls were, therefore, to be removed.

By this time the signs were nationally renowned, so although some campaigners wished them completely removed to fully comply with the intent of the law, public response resulted in the signs being retained, but completely blacked out to remove all reference to the original advertisers.

The Court eventually allowed these signs to remain on the grounds that they have become a part of the landscape and have “aesthetic or cultural significance”, thus turning the bulls into public domain images.

There are 91 Bulls spread around Spain  – there is one overlooking Alenda Golf.

 

The image of the bull is now displayed in stickers, key rings and the like. Also, in sport events where a Spanish team or individual take part, the bull is embedded by supporters in the Flag of Spain in the manner of a coat of arms.
