Foreigners spend an unprecedented amount when buying a home in Spain. According to data from notaries, non-residents paid an average of €2,715 per square metre in the second half of 2023, 6.1% more year-on-year and the highest figure on record.
This price has boosted the average paid by foreigners as a whole (residents and non-residents), which stood at €2,175/m2 and returned to 2008 levels after growing 4.1% year-on-year; as well as the total average price paid for homes in Spain, which reached €1,712/m2 including foreigners and Spaniards, with an increase of 2.1% year-on-year.
If we look at the total number of transactions, the Valencian Community continues to lead the Spanish ranking at 18,919, representing 29.94% of the total. In other words, three out of every ten homes purchased by foreigners in Spain are in this region.
Experts highlight several factors behind this growing interest. For example, the region has a large, stable residential demand, with primary residences, second homes and both Spanish and foreign clients; affordable prices compared to other locations; high profitability for investors, good transport links and the appeal of Mediterranean living.
The high proportion of foreign buyers in this community, especially in Alicante, has been the main driving force, as it is “a profile with a high level of activity, which is less sensitive to prices and interest rate rises than Spanish buyers”.
British continue to lead
According to the notaries, the group of foreigners who bought the most homes was British, which accounted for 9.7% of the total number of transactions (6,155), followed by Moroccans (7.14%) and Germans (7.11%). “The group of nationalities that includes the rest of foreign buyers from outside the EU accounted for 11.6%, thus continuing the upward trend shown in previous semesters,” the notaries emphasise.
Transactions by Norwegians (-30%), Germans (-25.8%) and Swedes (-25.1%) recorded the largest year-on-year decreases, while Ireland (12%), Ukraine (9%) and Russia (4.7%) were the countries with the largest increases in sales.
The British were the main buyers in the Valencian Community, Murcia and Andalusia, the Germans in the archipelagos, Galicia and Asturias, Americans in La Rioja and the Basque Country, and the Chinese in Madrid.

Ryanair will expand the number of routes from Alicante-Elche Miguel Hernández Airport to a total of 80 this summer, 10 of which will be brand new destinations.
The company’s spokesperson in Spain and Portugal, Elena Cabrera, stated that this will also involve increasing the number of aircraft based at Alicante-Elche Airport, which will go from eleven to thirteen, with an investment of around 200 million euro and the creation of 390 new direct jobs, and up to 5,100 indirect jobs, according to Ryanair.
The new destinations that Ryanair incorporates from Alicante are Belfast (United Kingdom), Fez (Morocco), Frankfurt Hahn and Paderborn (Germany), Lodz and Warsaw (Poland), Klagenfurt (Austria), Rome Fiumicino and Turin (Italy) and Santander (Spain).
The eighty routes represent “Ryanair’s largest schedule in its history in Alicante”, a city where it has been operating for 16 years, and will make it possible to offer 6.3 million seats per year (4.7 million of them in the summer campaign: from 1 from April to September 30).
In addition to the new routes, Cabrera has highlighted that the frequencies of 30 of the existing destinations will increase by an average of 19%, including Bordeaux, London Stansted, Milan Bergamo, Porto and Bologna.
Four of the 13 aircraft based in Alicante during the summer will be new Boeing “Gamechangers” units, which are more environmentally sustainable by emitting 16% less carbon dioxide (CO2), carrying 4% more passengers and having 20% less acoustic impact, Cabrera reported.

Spanish low-cost carrier Vueling is expanding its UK market by adding London Gatwick to its network, allowing British holidaymakers to fly to sunny Alicante.
The route will start on March 28th and operate three times a week on Tuesdays, Thursdays, and Saturdays.
Vueling is offering competitive prices and disrupting the market, competing with established airlines like British Airways, easyJet, and Ryanair.
If you own or are considering buying property in Spain, it’s important to be informed of the new “reference value” that has been introduced.
This value will determine the amount of tax you’ll need to pay when transferring your property to another owner.
Starting from January 1st, 2022, the reference value will be used to calculate the tax amount for any transfer of property, whether it be through sale, purchase, donation, or inheritance.
This value will be updated regularly based on the property sales values recorded by notaries and registrars in the previous six months.
Unfortunately, if the sale price is higher than the reference value, the tax will be based on the sale price.
But if the sale price is lower, the tax will still be based on the reference value. In other words, the outcome will always be in favour of the higher value.
It’s important to note that not all property taxes are affected by this change.
The IBI or council tax will still be based on the cadastral value, which is updated by the state tax laws.
The reference value in Spain, on the other hand, is determined based on the property sales prices during the previous six-month period and is publicly known.
The reference value in Spain is updated annually and reflects the market value of the property, based on the real estate sales prices provided by notaries and registrars.
However, it doesn’t consider a property’s location, age, quality of construction, or renovations.
The cadastral value, on the other hand, does consider these factors. It is possible to challenge the reference value, but it will be up to the person paying the tax to prove any discrepancy.
The government has stated that the new reference value doesn’t represent an increase in tax, and technically, that’s correct.
However, even though the tax percentage remains unchanged, it could still result in higher payments due to the new value attributed to the property.
For example, if you’re planning to buy a second-hand property for €200,000 and the reference value is €240,000, the reference value will be used to calculate the tax amount.
This means an additional €40,000 will be subject to tax. In most cases, the reference value is expected to be higher than the actual purchase cost.
It’s still early days in the use of this new value, but it’s important to keep it in mind when budgeting for property ownership in Spain.
