Spain travel rules and entry requirements for UK holidaymakers

Spain rescinded all of its COVID-19 travel restrictions for travellers to Spain from October 21.

This means that travellers are no longer required to show proof of being fully vaccinated or proof of a negative COVID-19 test.

They are also no longer required to show proof of having recovered from COVID-19 in the last 6 months and do not need to complete a health control form prior to travel.

Brits Selling Up blame Restrictive Stay Periods

Some interesting information is seen in an article placed in the Olive Press reporting a survey which was carried out by Campbell Ferguson Spain.

  • More Expat Brits continue to sell their Spanish holiday and residential homes as they will get more pounds for their euro and are able to afford a better property back in the UK.
  • More Brits are motivated to sell their Spanish homes due to restrictive stay periods allowed because of being out of the European Community
  • However, once again, the Brits, are still the largest buyers, making up at least 16% of foreign buyers.
  • Average Difference Between Asking Price and Actual Selling Price.  –  July to September. 7.09% – is the most recent quarter, where the market is perhaps beginning to reflect the seriousness of the European and World economic situation and sellers are more nervous and so willing to accept offers at less than the asking price.
  • There is a shortage of supply of all property types and especially the higher priced ones, in most areas.
  • Prices have started to creep up and will probably do so more if the supply shortage and excess demand continue.
  • ‘Golden Visas’ have continued their popularity for non-EU buyers, contributing to the demand for higher value properties as they permit residence of more than 90 days in any 180.
  • The central Government is promoting a number of visa styles, aimed at the wealthy retired and ‘digital nomads’, who can work and live anywhere, communicating principally by internet with only the occasional ‘presence’ back in the head office.

Foreign buyers are still key to the property market in Spain, and in fact, as a whole, the sector has seen good results. Between January and June of this year, despite the obvious problems, some 15,930 homes in the Alicante province were purchased by foreigners, almost twice as many as in the same period last year and 40% more than those recorded in the first half of 2019, according to data provided by the Notarial Association of Valencia.

UK citizens remain the most numerous among foreign home buyers on the Costa Blanca. Thus, in the first half of the year, they carried out 2,372 transactions, according to data from the Notarial College, more than double last year and 10% more than in 2019, before the pandemic and the entry into force of Brexit itself.

The Osborne bull (in Spanish: Toro de Osborne) is a 14-meter (46 ft) high black silhouetted image of a bull in semi-profile, and is regarded as the unofficial national symbol of Spain. The bull was created in 1956 by Manolo Prieto.

Nowadays the conservation of the bulls is handled by the family of Félix Tejada.

The Osborne sherry company erected large images of bulls starting in 1956 to advertise their ‘Brandy de Jerez’. The images were black advertising boards located near major roads throughout Spain. The original image was smaller and slightly different in design.

The current larger image was created to comply with a law that prohibited advertising within 150 meters of a road.

In 1994 a law was passed prohibiting all roadside advertising, and the bulls were therefore to be removed.

By this time the signs were nationally renowned, so although some campaigners wished them completely removed to fully comply with the intent of the law, public response resulted in the signs being retained, but completely blacked out to remove all reference to the original advertisers. The Court eventually allowed these signs to remain on the grounds that they have become a part of the landscape and have “aesthetic or cultural significance”, thus turning the bulls into public domain images.

There are 91 Bulls spread around Spain below you will see where they are located – there is one overlooking Alenda Golf.

The image of the bull is now displayed in stickers, key rings and the like. Also, in sports events where a Spanish team or individual take part, the bull is embedded by supporters in the Flag of Spain in the manner of a coat of arms.

Spanish properties in demand by Brits

Spain has soared in demand from UK property buyers and is now at its highest level in four years.

Rightmove suggests that the number of buyer enquiries for a home in Spain was up 36 per cent in April this year compared to a year earlier.

They also added that Spanish property purchases by UK citizens in the first three months of this year were the highest since 2018 and up 16 per cent on 2019, the year before the pandemic.

It said that new data from the Spanish Registrars – the Spanish equivalent of the Land Registry – shows that the number of British buyer transactions in Spain is at its highest level since 2018.

The number of transactions from British buyers in Spain in the first three months of the year was 73 per cent higher than the same period last year, and 16 per cent higher than the same period in pre-pandemic 2019 – statistics by Rightmove.

British buyers continue to be the biggest overseas market for Spain, accounting for 12 per cent of foreign transactions at the beginning of this year

There are more British buyers enquiring on properties of more than €500,000 to obtain their ‘Golden Visa’, allowing them to reside in Spain which wasn’t necessary pre-Brexit.’

The so-called Golden Visa is a residence visa for non-EU citizens who invest in property in Spain costing at least €500,000.

Additionally there is a non-lucrative visa which allows Britons to stay in Spain for longer than 90 days without working.. However, they must have sufficient financial means to support themselves.

Price of Housing Rises 13% in Valencia

The cumulative price of housing for sale has risen in the Valencian Community by 13% in five years -compared to 2016- and 0.8% more in one year -compared to 2020-, according to the study ‘Cumulative variation of housing in Spain in 2021’, based on the prices of housing for sale in December of the last 16 years of the Fotocasa Real Estate Index.

However, this latest house price marks a decrease of -14% in 10 years -compared to 2011- and -40% in 15 years -compared to 2006-.

“Indeed, the data indicates that the price of second-hand housing has increased in the last five years, but contrary to popular perception, it has not done so as high as is estimated among citizens, presenting 16% of cumulative rise at a national level”, explained María Matos, Director of Studies and Spokesperson for Fotocasa.

Analysing the prices paid for a home for sale in 2016, the average price per square metre of housing has increased by 13% in the Valencian Community (from 1,287 euro/m2 in December 2016, to 1,448 euro/m2 in December 2021), according to the Fotocasa study. Thus, Valencians five years ago (2016) had to pay an average of 102,928 euro for the sale of an 80 m2 home, compared to the 115,805 euro paid on average in 2021.

By provincial capitals, housing in the capital of Valencia has increased its value by 32% since 2016 and, in other words, for an 80-square-meter home for sale, 129,392 euro were paid 5 years ago (€1,617/m2 in 2016), while in 2021 170,410 euro have been paid (€2,130/m2 in 2021).

Meanwhile, two more Valencian cities have a positive cumulative compared to five years ago (2016) and they are Alicante (16%) and Castelló de la Plana (7.0%).

“Deciding to buy a home in another country can be hugely exciting but also rather daunting. There are plenty of unknowns involved, from legal processes and unexpected costs to administrative requirements. But a detailed, methodical approach can ensure you buy safely while still enjoying the process – as well as the outcome,” Marc Pritchard, sales and marketing director of Taylor Wimpey España, said.

The firm’s first piece of advice is to buy through a reputable agent/developer with a long and unblemished track record, advice that is echoed by the team at Property Guides, whose Spain Buying Guide lists ‘a trustworthy estate agent and a good, specialist lawyer’ as ‘absolute non-negotiables’.

The company also recommends that purchasers should seek clarity on the buying process and legal timetable at an early stage.

“It’s essential to understand the legal hoops you need to jump through in order to buy a property abroad. That includes any parts of the process that will require your physical presence in the country in which you’re buying – although thankfully so much can be done digitally these days,” Pritchard explained.

“Being clear from the outset on what’s involved and what the timescales are can cut out a vast amount of unnecessary stress further down the line.”

It’s also important, Pritchard said, to not make assumptions, especially when it comes to a home’s intended use.

Many countries and regions have restrictions around renting out holiday properties, meaning that those who plan to buy a second home and then rent it out when not in use need to do their homework.

Local rental licence requirements also warrant careful investigation, Pritchard warns. And, with the UK having left the EU, so do visa requirements and restrictions.

“Another tip from Property Guides is to lock in your currency exchange rate as soon as you are certain you are buying, using a Forward Contract,” Pritchard added. “By doing so, you don’t leave yourself exposed to the risk of exchange rate volatility making the property more expensive by the time you sign on the dotted line.”

Finally, the Taylor Wimpey España team points out that buying a second home overseas is about more than your four walls.

“Don’t forget about all those things that make a house a home. That means planning for big ticket items like furniture, both from a cost perspective and in terms of practical arrangements. Again, this is something that can be fun when you’re organised or a pain if you leave it to the last minute!” Pritchard concluded.
